Legalization of Structures

Resolve Your Property's Status

Legalising buildings built or extended without a permit is a key legal obligation, and the only way to permanently protect the value of your property. A building with regulated legal status is fully secure on the market: it can be freely sold, inherited, or used as collateral for a loan or mortgage.

Geopromet provides complete expert and surveying support throughout the legalisation process, from the first site visit to submitting documentation to the municipal secretariats. Our team efficiently prepares all legally required reports and guides you safely through the administrative procedures, with no hidden costs.

  • We carry out a precise survey of the unpermitted building and prepare the official as-built report on which every application is based. This document must be certified by the Real Estate Administration. Without it, the application cannot move forward, which makes it the first and decisive step in the procedure.

  • We check whether your building appears on the official orthophoto image of Montenegro from July 2025, a basic legal requirement for successful legalisation. If needed, we prepare all supporting documentation proving the building's position and dimensions.

  • If you have extended an existing building, for example by adding a storey, we legalise that part of the building. This brings the actual situation on the ground in line with what is recorded in the title deed.

  • We compile all the necessary surveying documentation and submit it to the competent offices of the Real Estate Administration. Our knowledge of local procedures and legislation significantly speeds up the processing of your case and reduces administrative stress.

  • We complete the final entry of the building into the cadastral records, with the legalisation recorded as an encumbrance. With this step, you officially and permanently secure your ownership rights and settle all property-law matters.
